Bi-Monthly Pest Inspection Policy
Maximus Management conducts bi-monthly inspections for rodents and roaches in all units. Inspections are scheduled every two months and you will receive advance notice via email. Please ensure access to your unit on the scheduled date.

How You'll Be Notified
Your inspection is scheduled individually per unit. You will receive an email notification via Google Calendar with your specific date and time. If the date changes, you will be notified automatically by email.

How to Prepare for Inspection Day
✔ Clear under sinks and behind appliances
✔ Ensure all rooms are accessible

Rent is due on the 1st of each month. Payments received after the 5th incur a $100 late fee plus $5/day. Pay securely through Zillow Rental Manager — the same platform you used to apply.

🗑️ Garbage & Recycling
  • Place garbage out after 6:00 PM the night before pickup (Wed & Sat). Bring bins in by 9:00 AM.
  • Recycling pickup is Friday. Separate plastics/glass/cans from paper/cardboard.
  • Penalty: $10 per offense for improper disposal.
💰 Rent & Payments
  • Rent is due on the 1st of each month.
  • Payments after the 5th incur a $100 admin fee plus $5/day thereafter.
  • Security deposits may never be used as rent payment.
  • Early lease termination requires written notice and a $150 admin fee.
🚗 Parking
  • Lot overnight parking: 5:00 PM – 6:30 AM only. Vehicles left after 6:30 AM will be towed.
  • One (1) car per household with a valid parking placard.
  • Lost placard replacement fee: $15.
  • Unauthorized vehicles will be towed. Violation fee: $25.
🔇 Noise & Conduct
  • Noise must be contained to your unit at all times.
  • Quiet Possession Violation issued on first complaint. Third notice triggers eviction proceedings.
  • No loitering in hallways, stairways, lobby, or parking areas.
🚭 Smoke-Free Building
  • No smoking of any substance — including vaping/e-cigarettes — anywhere in the building, hallways, or common areas.
  • Violation may result in immediate vacate notice.
🔧 Maintenance & Repairs
  • All repair requests must be submitted via the Work Request Form on this portal.
  • Any modifications require a Work Authorization Form approved in advance.
  • Landlord may enter unit for inspections with reasonable notice. Bi-monthly inspections are scheduled.
📦 Moving In & Out
  • No moving in or out after 5:00 PM or on Sundays.
  • Moving date must be coordinated via email 5 days in advance.
  • Violation penalty: $500.
🛡️ Insurance & Legal
  • Renters liability insurance required: $100,000 minimum. Proof due at lease signing.
  • Landlord is not liable for loss, damage, or injury to tenant, family, or guests.
  • Lease renewal must be requested at least 30 days before expiry.

  • Main St. garbage pickup: Monday AM. Wayne St.: Wednesday & Saturday. Recycling: Friday AM (Wayne St.).
  • Receptacles out after 6:00 PM night before, retrieved by 9:00 AM.
  • Penalty: $25 per offense for improper disposal.
🛢️ Grease & Oil Disposal
  • An oil recycling company contract is required within 30 days of occupancy.
  • Grease/oil shall NOT be disposed of with garbage or poured in drains.
  • Oil dumpster located in Wayne St. parking lot coral — must be kept clean.
  • Spills must be cleaned immediately by the tenant.
🧹 Cleanliness & Housekeeping
  • Exterminating contract required within first 30 days.
  • Bi-monthly inspections will be scheduled with notice.
  • Hood/duct cleaning proof required every 3 months.
  • Sidewalks on Main St. & Wayne St. must be swept daily and shoveled/salted in winter.
🔇 Noise & Tenant Rights
  • Noise must be contained to your unit.
  • Third quiet possession violation triggers eviction proceedings.
  • No loitering in communal areas, hallways, or parking lots by tenants or guests.
🔧 Work & Modifications
  • Written Work Authorization required before any installation, wiring, cable, or renovation work.
  • No dish antennas on sides or roof visible from the street.
  • Submit authorization requests through the Tenant Portal forms.
🚒 Fire Safety
  • Fire alarm/Ansul system contract copy must be on file.
  • Emergency contacts required. Rep must respond on-site within 15 minutes of alarm.
  • No real candles. Live Christmas trees/wreaths are forbidden.

Kitchen Safety
Never leave the kitchen while frying, grilling, or broiling. Keep stove, oven, and burners clean. If a grease fire starts, slide a lid over the pan and turn off the burner — do NOT move the pan.

Oven Fires
If fire starts in the oven, turn it off and keep the door closed. Do not open until fully cooled. Have the oven inspected before using it again.

Microwave Safety
Always plug microwaves directly into a wall outlet — never use an extension cord. If a microwave fire occurs, turn it off and keep the door closed until serviced.

Burns
Turn pot handles away from the stove edge. For burns, run under cool water for 3–5 minutes and cover with a clean dry cloth. If the burn is larger than your fist, seek medical help immediately.

Space Heaters
Plug only into wall outlets with sufficient capacity. Never use extension cords with space heaters. Unplug small appliances when not in use — it's greener and safer.
🚨
Detectors
Smoke and carbon monoxide detectors are installed per law. Keep them in working order and report any issues to management immediately. Under no circumstances should detectors be disabled.
